This research analyzes the Coastal Commission's coastal development permitting process, specifically in Coronado, San Diego. I intend to look at coastal buildings in which owners have applied for construction permits since the implementation of the Coastal Commission to determine if the permits are aiding in establishing and preserving coastal access. Once that is determined, I analyzed coastal properties and their compliance with Coastal Commission rules, such as allowing a coastal view to surrounding neighbors through a visual study. This study will establish whether the permit review process is effective in preserving coastal access for everyone.
