Book excerpt: Residential buildings have continuously improved in energy efficiency, partly as a consequence of the introduction of energy regulations in many countries. Although better thermal properties and systems efficiency have lowered energy consumption for space heating in recent decades, substantial differences in energy consumption in similar dwellings are still being observed. These differences in consumption are thought to be caused by differences in occupancy patterns, by quality of construction and by rebound effects.This research addresses the effect of energy performance regulations and occupant behaviour on energy consumption for space and water heating in dwellings built after the introduction of the energy performance regulations in the Netherlands. The results of this research show that improving the energy efficiency of buildings alone is not enough to decrease that energy consumption.

Seyler addresses numerous recent calls for research regarding the drivers of environmental real estate user behaviors (EREUB). In particular, the work investigates the effects of environmental attitudes and mindfulness on EREUB in two different contexts, namely at home and at the office. The contributions are twofold. First, the author develops and validates a novel measurement scale for EREUB. Secondly and most importantly, the empirical studies are the first to apply the concept of mindfulness solely in real estate research. By employing partial least squares structural equation modeling it is shown that mindfulness is a determining factor of occupant behaviors besides environmental attitudes. About the Author: Nicolas J. Seyler has been research assistant and doctoral candidate at the Real Estate Management Institute (REMI) of EBS Universität für Wirtschaft und Recht. His research focused on sustainability and real estate user behaviors. Book excerpt: Building construction is a major sector of energy consumption and greenhouse gas emissions production in United States. During the last decade many sustainability strategies were provided and performed by top designers, constructors, and decision makers in the building market in order to reduce energy use, minimize environmental impacts, and improve buildings performance. Implementing the sustainability strategies and energy efficiency programs in educational buildings (e.g. classroom and office buildings on university campuses) is specifically important because of the large amount of energy used by this type of buildings, their unique potential for testing new technologies and innovative sustainability solutions, and high instructive values of these programs for students,. Despite of valuable efforts made towards sustainable development in the building industry, a considerable discrepancy exists between predicted and actual building performance and energy use mainly because of neglecting the occupant’s behavior impacts. This research aimed to address the current gap in analysis of user-influenced energy use in educational buildings by developing and piloting a Building User Audit Procedure (BUAP) that determines how buildings are actually being used and how user behaviors affect energy use in campus buildings. The research methodology consists of using three case studies (educational buildings on a university campus) and conducting a survey in order to collecting both perceived and actual energy related user behaviors. The building user audit indicated that building users have a considerable effect on energy use particularly on electrical lighting and miscellaneous electrical loads. Also, the data analysis reveals a difference between the occupants expected behaviors/actions and their actual behaviors/actions in terms of space and energy use. For instance, the building occupants are using natural lighting and ventilation much less than what is expected and what they report. In addition, according to the survey over 40% of respondents believe in pro-environmental behaviors yet less than one third believe they can have a positive impact on climate change. All these facts show a significant potential opportunity for fostering the pro-environmental behaviors among the educational building users. Implementation of the BUAP helps the stakeholders to gain a better understanding of their building’s performance which enable them to utilize the most effective techniques and technologies and also design a training program based on the unique behaviors of their occupants to improve the level of sustainability in their facilities. In particular, we need to recognise the potential for using natural and renewable construction materials as a way to reduce both carbon emissions but also build in a more benign and healthy way. This book is an account of some attempts to introduce this into mainstream house construction and the problems and obstacles that need to be overcome to gain wider acceptance of genuinely environmental construction methods. The book explores the nature of renewable materials in depth: where do they come from, what are they made of and how do they get into the construction supply chain? The difference between artisan and self-build materials like earth and straw, and more highly processed and manufactured products such as wood fibre insulation boards is explored.
