Available in PDF, EPUB and Kindle. Book excerpt: This paper proposed a theoretical framework based on prospect theory to explain the determinants of housing satisfaction among relocated residents. We test the two most important elements of prospect theory, namely, reference point dependence and loss aversion. For reference point dependence, we investigate the presence of both internal and external reference points; for loss aversion, we test its effect directly by comparing coefficients in loss and gain domains and indirectly by verifying the presence of the endowment effect. Our study area is Xiamen, China, where the recent urbanization frenzy provides a natural experiment setting to reliably test our hypotheses. Our empirical findings provide convincing evidence to support the four hypotheses developed from prospect theory, indicating that prospect theory is a working theory to better understand the motivations and concerns of relocated residents. Policy recommendations are subsequently derived to reduce social conflicts and disharmony caused by urban redevelopment and relocations.

Book excerpt: This dissertation identifies factors that influence the subjective perceptions of relocatees after relocation, provides an understanding of the complex ways in which the relocation experience affects relocatees’ lives, and fills gaps in the literature about residential satisfaction, neighborhood context, and the effects of residential mobility on low-income households. Existing literature on the subjective perceptions of relocatees is fragmentary, and causality is unclear. Therefore, the objective of this study is to bring all existing concepts together into one comprehensive model and analyze the direct and indirect effects of individual- and household-level characteristics and perceptions of neighborhood context, neighborhood social ties, and place attachment on residential satisfaction. A better understanding of the complex ways in which the relocation experience and process affect relocatees’ lives will be valuable in designing or modifying housing policy. To fill in knowledge gaps about residential satisfaction, perceptions of neighborhood context, and the effects of residential mobility on low-income households displaced by public housing redevelopment, the following research question is poseds: 1) How do their subjective perceptions of the original site affect those of the new residential environment after relocation?, 2) How does attachment to public housing mediate the impact of perceived neighborhood attributes on residential satisfaction after relocation to a new place?, 3) How does involuntary relocation affect relocatees’ neighborhood social ties, place attachment, and residential satisfaction after relocation to a new place? Using two waves of survey (post-move and two years later) with three time points (retrospective pre-, post-move, and two years later) of the Bremerton Washington’s Westpark project, this study investigates: 1) what predicts residential satisfaction over time through a cross-lagged effect modeling, and 2) the causal relationships through the framework of a structural equation modeling. Results from the analyses demonstrate that residents relocating from Westpark maintain the same levels of neighborhood social ties as those who have higher levels of neighborhood social ties over time. relocatees’ neighborhood social ties while living in public housing has a positive impact on residential satisfaction over time. Yet the direct effect is mediated by a high level of social networks after relocation. A key finding from this study related to place attachment is residential satisfaction and neighborhood social ties have a positive influence on place attachment. Moreover, the nature of involuntary mobility and lengthy residence right after relocation has a negative impact on residential satisfaction over time. These findings emphasize the importance of continuous mobility consultations before and after relocation for successful adjustment and integration into new neighborhoods. Policy implications also imply relocatees from redevelopment programs should be given access to jobs and open space to encourage more encounters among residents in new neighborhoods and to promote post-relocation housing stability.

The shift towards digitization of customer-firm interactions enables a wide and easily scalable new set of offerings to consumers. From a consumer perspective, the increased use of digital technologies constantly shape individual decisions and attitudes towards firms. This dissertation examines the extent to which customers benefit from these technological advances by taking on a behavioral economics perspective. The main focus of the dissertation lies on two aspects which are highly relevant for firms: (i) customer satisfaction, and (ii) the quality of customers' economic decisions. The dissertation employs a wide set of methods (theoretical modelling, analysis of experimental data, analysis of observational data) and consists of three articles. Article 1 is conceptual in nature and lays the theoretical foundation by providing theoretical insights on customer-related decision processes from a behavioral economics perspective. Article 2 looks at how the availability and presentation of information influences customer satisfaction. The focus of Article 3 lies on technology's impact on economic decision making with a particular interest on automated investment advice from a robo-advisor, and the role of social design elements.

Lersch shows that residential relocations may change individuals’ lives for the better but also for the worse depending on their resources, restrictions and contextual conditions. A comparative analysis of English and German panel data reveals that relocations improve the quality of dwellings on average in both countries but improvements strongly depend on life course stages and economic resources of individuals. Only few individuals improve their neighbourhoods when relocating. Conditions in the housing market are important determinants of these changes. Gender inequality persists in the occupational outcomes of relocations in England and West Germany. Due to institutional conditions, residential trajectories in England exhibit more variation and a higher risk of changes for the worse than in Germany. These innovative findings will inspire further research on the consequences of residential relocations.

In a nutshell, the phenomenon of overvaluing things we own which was first conceptualised in 1980 and has since been one of the most studied behavioural biases in economics. The first chapter presents a systematic review of the literature on the endowment effect in the housing market, together with the identification of research gaps to be filled by other researchers. The second chapter aims to propose a theoretical model explaining the strength of the endowment effect in sales and rental housing markets by primary and secondary markets. The last chapter presents the results of empirical research on the endowment effect in the Polish housing market, testing the model presented in Chapter 2. The chapters can be read together or independently by researchers, students, and policymakers interested in behavioural economics in housing and real estate. For policymakers, the book can be extremely useful as the endowment effect can create friction in the housing market because of a mismatch between the price demands of sellers and buyers, especially in countries where the level of market professionalisation is low (such as Poland). Thanks to the empirical research contained in this book, it will be possible to identify specific market segments where the endowment effect may be particularly elevated – on such segments, policymakers should introduce actions contributing to the elimination of this behavioural bias.

Looking back over eight years of programed research, we can safely say that the Priority Program has given an enormous impetus to population research in the Netherlands - as this volume attests. This program of research could not have been carried out success fully without the valuable contributions and constructive input of a large group of scientists. The scope and the focus of the Priority Program were defined by a preparatory committee chaired by Gerard Frinking.
