Book excerpt: This study focuses on the distribution of mortgage credit by comparing the urban and rural areas of Iowa to determine if location plays a significant role. This analysis looks at how rural and urban housing markets have been affected by the historical trends and how recent policies and programs have continued to put rural areas at a disadvantage in terms of the distribution of mortgage credit. The data for this analysis was gathered by use of the IOWAccess Project 6, and focused specifically on the lenders and mortgage programs used in the Homebuyers Programs segment of the site. The analysis focused on one particular part of the database, the availability of housing credit directly from lenders for home buying. To determine the significance of each program on urban and rural locations, chi square analysis was used. The results of the study show that rural areas continue to face limitation in terms of housing finance credit and their size can potentially be a limitation to the availability of housing credit. However, with the increase in consolidations among lending institutions, use of the secondary mortgage market and use of the Internet, may prove to have significant impacts on the continued development of housing credit and its availability.
